It's worth the Investment!
We spend so much time in our homes, having something asthetically pleasing helps us to relax more, it puts a smile on our face and we enjoy the space we are in. When you invest in going out to restaurants or on holidays etc. They are fun, but short lived. Investing in interior design is a long lasting pleasure.
Take our Advice
We want to help educate home owners that this home staging investment is nothing compared to the potential return you can recieve on your property. It has been doucmented that it is up to 10% or more return on your biggest asset for home staging.
Our job is to help you get the best price for your property. You may be thinking, my place isn't that bad and my furniture is okay. The good thing about home stagers is they look at a propety with a fresh eye.
The furniture has to be neutral so that the buyer can imagine themselves in the home with a clean look. There should be no personal items such as family photos, office documents, shopping lists, anything that makes the buyer think about the owners rather than the house, as it beomes distracting to the sale process. We work hard to get the best photos for the photographer, which is the marketing that brings in the buyers. We believe our home stagers are going to help you feel your home is looking at it's best.
My Story
When I was working in Real Estate, I remember sometimes selling rentals that the tenants still lived in.
I sold a few apartments in Eden Terrace in a building called The Memphis. One particular apartment, had not been taken care of by the renters and the owners lived overseas.
Dispite my efforts of trying to get the owner to do something about it. They weren't willing to spend a little bit of money to get it staged, or at the very least, get the students to clean up the place. Perhaps he had tried, but to no avail. Thus costing them a cheaper sell price in the end.
If the client can't see the overall value in staging then they are only focused on the immediate results, i.e selling the property, rather than the potential substantial increase on investment.
The 61m2 apartment unit eventually sold for $476,000.
The person that purchased this apartment unit and decided to throw a little bit of money at it. No more than a lick of paint, new carpet and home staging. This house sold in August 2016 for $616,000 only a few months after the previous sale they made $140,000 to be exact!
The person that eventually bought the apartment could see it's potential and made alot of money on it and only a few months later. This is why it is so important for the buyer to see the home in its best light.
This got me interested in the home staging & interior design.
